Step 1: Mortgage Pre-Approval
Getting a pre-approval / pre-qualification is a key part of the process when buying a home with Vancouver Real Estate. Once pre-approved, this will provide us with a much better understanding of what you can afford in order to help narrow down properties based on these numbers.
Understand the difference between pre-approval and pre-qualification
A mortgage pre-qualification is often a basic financial evaluation. A mortgage pre-approval, on the other hand, is in-depth. It includes a more thorough assessment of your finances. It also offers a rate hold (subject to conditions), while a pre-qualification does not. These benefits make pre-approval an essential part of the mortgage process.

Step 2: Finding a Home or Investment property
Let the good times begin! We will go over all your criteria and input them into our MLS system, which will provide much more detail compared to public sites. Allowing us to narrow down properties only within your criteria – for example, rental restriction, age of the building, pet restrictions, unit size, price, location, and much more.
We will narrow down listings of interest and schedule private viewings / attend open houses. Finding your dream home or investment for you can take days, weeks or even months. I work at your pace, and you are in the driver’s seat, I am always available and happy to help!
Step 3: Making an Offer when buying a home
Once we have found the perfect property, the next step is to make an offer. By this time, I will ensure you are fully prepared as we will have already reviewed the contract in full along with all necessary documents. The contract of purchase and sale includes price, subjects & terms, closing dates and much more.
Negotiations can take hours to days, depending on the situation. Once a seller accepts an offer, our due diligence period begins. We will then satisfy all terms and conditions to your total satisfaction (Ie: financing, inspection, review of all documents, etc.).
If everything goes according to plan and you feel comfortable moving forward we will remove the subject(s), meaning you legally agree to buy the property—time to proceed with the closing process.
Step 4: Closing Process
Once we have removed subjects, I will send a full detailed list of the next steps, including lawyers/notaries that will finalize the purchase. The Lawyers will transfer the title from the Seller(s) name to your name and all financials.
After this has been finalized we get the keys to your new property on your possession date. We will then perform a walk-through to ensure the property is in the same condition we agreed upon – time to enjoy your new property!
